Service · Painting & Decorative Finishes

Painting and decorative finishes.

The finish everyone sees and everyone judges. Preparation done properly, the right system for the surface, and a final coat that holds up under daylight and traffic.

Overview

What this scope covers.

Paint is the finish a client runs their hand and eye over, and the one that shows every missed step underneath. A good paint finish is almost entirely about preparation — the surface, the fill, the sand, the primer — and far less about the final coat than people think. We treat preparation as the work, because that is where a finish lasts or fails.

EDM Holdings delivers commercial painting and decorative finishes: internal and external painting, specialist and decorative finishes, protective and high-performance coatings, and the surface preparation that sits under all of it. Because we also build the walls and ceilings, we can hand the painter a surface that is ready — flat, filled and dry — rather than fighting someone else's substrate.

Systems are chosen for the surface and the environment, not by habit. A plant room, a wet area, a high-traffic corridor and a boardroom wall each need a different specification, and we apply the one the conditions call for. Coats are checked for coverage and finish in the light the space will actually be used in, not under temporary site lighting. Where access is the challenge — atria, soffits, high walls — we plan the access and the safety with the works.

This is commercial, hospitality, healthcare, education and government work across Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah and Umm Al Quwain, including occupied-building repaints sequenced around the people still using the space. We finish to a standard that reads clean under daylight and stands up to use.

We are asked back because the finish lasts. Preparation done properly, the right system for the surface and checks in real light mean the walls still read clean a year after handover, not just on the day the snag list closes. On a repaint in an occupied building, that same discipline means the client barely notices we were there.

Our capability

How we run the work.

Preparation is the work. We make good, fill, sand and prime so the surface is sound before a finish coat goes near it, because a perfect topcoat over poor preparation still fails.

Systems are specified for the surface and the environment — moisture, traffic, hygiene, fire — and applied to the manufacturer's data for build and drying. Coverage and film build are checked per coat in the light the space will be used in, access for high-level work is planned with the safety, and occupied areas are sequenced and protected so the client keeps using the building.

Mixed-use developments

Coordinated packages across residential, retail and commercial within one build.

Project delivery approach

From drawings to defects, one process.

01

Consultation

We start with your drawings, specification and programme — and give you a clear read on scope, sequence and the questions that need answering before anyone prices a rate.

02

Design coordination

We resolve the interfaces — services, structure, the trades either side of us — and check the build-up against the fire, acoustic and finish schedules before work begins.

03

Procurement

Materials and rated components are ordered against the specification, with lead times planned into the programme so the floor is never waiting on a delivery.

04

Site mobilisation

We set up to the main contractor's site rules, agree access and storage, and put the RAMS and permits in place so work starts cleanly.

05

Installation

The people who priced the job run it on site, working to line and level and checking the work as it goes in rather than after.

06

Quality assurance

Line, level, rating and finish are checked as the work proceeds and recorded, so the system stands up at inspection.

07

Handover

We hand over in sections, finished and ready for the following trade — clean, not nearly there.

08

Defects management

We close out snags quickly and stand behind the work after handover, because the relationship matters more than the single job.

Why clients work with us

What you actually get.

Programme certainty

Give us a date and we build to it. Our part of the job does not blow out the programme, and head contractors plan around that.

Commercial awareness

We price what is on the drawings and flag what is not. Variations are raised early and clearly, not saved for the final account.

Coordination capability

We run our work around the trades sharing the floor and the services overhead, so interfaces are resolved before they become delays.

Quality control

Checks happen as the work proceeds — line, level, rating, finish — so the standard is built in, not inspected in at the end.

Safety

We work to the main contractor's permit and RAMS regime, keep the area clean, and sequence around the people still using the building.

Responsiveness

A real person answers, prices come back quickly, and problems on site get a decision the same day.

Technical knowledge

We understand the systems we install — fire, acoustic, finish — and build them to perform, not just to look right.

Delivery experience

A delivered record across hospitals, government, hospitality and retail since 2010, on jobs that do not forgive a missed date.

Questions

Common questions, answered.

Why do you emphasise preparation so much?
Because a finish lasts or fails on what is under it. Filling, sanding, making good and priming are where the quality is decided; a perfect topcoat over poor preparation still flakes, telegraphs and dates quickly.
Can you repaint an occupied office or hotel without disrupting it?
Yes. We phase the work around live use — out of hours or floor by floor — control odour with the right products and ventilation, and protect and reinstate the space each shift so the business or guests carry on.
How do you choose the right paint system?
By the surface and the environment, not by habit. A wet area, a plant room, a high-traffic corridor and a feature wall each need a different specification, and we apply the one the conditions and the spec call for.
Do you apply intumescent or fire-protective coatings?
Yes, to the certified system and the specified film thickness, with the build recorded. Intumescent coatings only perform at the correct thickness, so we measure and document it for inspection.
Can you deliver decorative and feature finishes?
Yes — textured, metallic, polished and applied decorative finishes for reception and hospitality spaces, sampled and approved before the full application so you see the finish first.
How many coats do you apply?
Whatever the system requires for proper coverage and film build — typically a primer and two finish coats, more on difficult colours or surfaces. We apply to the specification, not to a corner-cutting minimum.
How do you deal with paint drying and curing in the UAE heat?
We work within the product's temperature and humidity limits, control conditions where the space is conditioned, and plan external work around the time of day. Forcing coats in the wrong conditions causes most early finish failures.
Do you handle high-level and atrium painting?
Yes. We plan the access — scaffold, mast or rope access as the situation requires — and the safety alongside the painting, rather than treating access as an afterthought.
Can you provide anti-bacterial or hygienic finishes for healthcare?
Yes. We apply hygienic and anti-bacterial coating systems suited to clinical environments, to the specification and the manufacturer's requirements.
Do you provide protective floor and plant-room coatings?
Yes — high-wear floor, plant-room and back-of-house coatings that protect the substrate and stand up to traffic and use.
What areas do you cover?
Across the UAE — Dubai, Abu Dhabi, Sharjah and the northern emirates — and into the wider GCC for clients taking us with them.
How do you check the finish is right?
We check coverage and film build per coat and review the finish in the light the space will actually be used in, because daylight and the installed lighting show defects that temporary site lighting hides.
Can you match an existing colour or finish?
Yes. We match to a sample or a reference and confirm it on a trial area before the full application, so the match is agreed before the wall is committed.
Do you guarantee the work?
We stand behind the finish and close out defects after handover. The life of a paint finish depends on the system and the use, and we will set the right expectation for the environment.
How do you price painting works?
From the areas, the specified systems and the access required. You get a clear scope, the systems and number of coats allowed for, and the assumptions priced against.
